    This is a cash transaction with no lender involved. Or, we are working a traditional transaction for a real estate agent or brokerage.

  • Standard Subto | $1,200

    Transaction where a buyer is taking ownership of a property subject to the seller’s existing debt. The mortgage stays in the sellers name, and the buyer takes over payments and management of the property.

  • Seller Finance | $1,200

    The seller of the property is acting as the bank and finances the purchase for the buyer. The seller will charge interest and receives a down payment.

  • Transactional Lending (EMD or PML) | $1,000

    A transaction where an individual acts as a private money lender for short term earnest money or assists with a down payment or other costs associated with a creative transaction.

  • Hybrid | $1,500

    Property is purchased with seller’s lien(s) staying in place AND all or a portion of the seller’s equity is held as a second position lien.

  • Post Close Servicing | $1,500

    Post close set up is vital to a successful launch of your property. We make sure that all utilities are transferred, the HOA has been transferred and set up to auto pay, changing property insurance, and contacting the mortgage company to ensure payments are able to be made.

  • Contract Consult | $200

    Not sure if your purchase contract is filled out correctly? We will conduct a contract consult to make sure the deal on paper is what you expect it to be.

  • Seller Walkthrough | $150

    If your seller needs help understanding their deal, or has questions about the logistics of their deal, we will walk your seller through the deal.

  • Rush Fee | $300

    Any deal with a close of escrow date of two weeks or less will automatically be charged a rush fee, which is due in full up front.
